All real property located in Indian Lake Development Plats is subject to the Covenants and Restrictions that were recorded with the Montcalm County Register of Deeds on July 8, 1996 at Liber 428, Page 163.
Said Covenants and Restrictions state in part: No building, fence, wall or other structure shall be commenced, erected or maintained upon The Properties, nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, heights, materials, and location of the same shall have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures and topography by the Board of Directors of the Association, or by an architectural committee composed of three (3) or more representatives appointed by the Board….
Prior to the commencement of any construction , LSA members must contact a member of the LSA Architectural Committee AND complete and submit an application for an Association Building Permit.

Upon the review and approval of the Architectural Committee a $20 fee will be a accessed.
Prior to the Committees’ “on-site” visit you must locate your property lines and stake out your proposed building. In doing so you must maintain the following setbacks from your property lines: 25 feet from the road property line: 25 feet from the water’s edge: 6 feet and 9 feet from your side line.( Note: There must be
15 feet between you and your neighbor’s buildings or dwellings. If your neighbor is 6 feet from the property line, you must be 9 feet. If your neighbor is 9 feet, you may be as close as 6 feet) Corner lots must maintain setbacks from both road property lines.

FENCES All fences , constructed or living (agricultural) must be approved by the Architectural Committee. Fences must not interfere with a neighbor’s view and enjoyment of the lake. Fences are regulated by Winfield Township ordinance. (see above link to Township)
NON- RESIDENTIAL The permitting process is the same as for residential with the addition of a height restriction. A member of the Architectural Committee will address this with you during the site inspection . (More details available thru above Township link)
SEAWALL CONSTRUCTION
Neither the Lake Shores Association or Montcalm County regulate or permit seawalls. Anyone contemplating the construction of a seawall needs to contact the Michigan Department of Environment, Great Lakes, and Energy. ( EGLE ).
