"Required Regulations for building on Indian Lake"

Square Footage Requirements:
Any residence erected shall have a minimum ground floor area of 960 square feet. Two story chalet style buildings shall have 860 square feet on the first floor. Second floor footage is usable footage, i.e. stand up area. The square footage excludes basements, walk-out basements, porches, patios, breezeways and carports.

From Article VII Building and Use Limitations Section 1:
"All land which is subject to this declaration shall be limited to residential use. No building shall be erected, altered, placed or permitted to remain on any property other than a ONE family dwelling and private garage or outbuildings incidental thereto."

Yard Requirements:
Most structures shall line up with the next house, and / or be set back a minimum 25 feet from the road right-of-way and shall have two wide yards totaling 15 feet, with no side yard less than 6 feet. Also, 25 feet is required from the lake. Any reduction to less that 25 feet from the road requires a variance which is issued by the Winfield Township Zoning Board, subject to the approval of all the neighbors within 300 feet and approval of the Lake Shores Association Board. No permits are issued for small utility buildings.

All structures shall be completed on the exterior within six months from start of construction.
